Qualico began developing River Park South in the early 1970s and never really stopped — the community has grown to more than 8,000 homes and businesses, making it Qualico’s largest single development in the city. It was built around the Dakota Community Centre, now known as the Jonathan Toews Sportsplex after the Winnipeg-raised NHL star donated $1 million to the facility, and it grew to include a 12,000-square-foot Louis Riel Library, eight schools running English, French Immersion and Français programs, and more than 150 acres of parks threading between three community lakes.
The neighbourhood runs from River Road and Novavista Drive in the north down to the Perimeter Highway, and from Dakota Street west to St. Mary’s Road and the Red River itself. Because Qualico kept building here continuously for half a century, River Park South does not have one lot age — it has several, layered from the river side outward. That is the real difference between a bungalow near River Road and a house finished last decade near the Perimeter, and it is what actually drives the landscaping work.
Why River Park South spans fifty years of lot conditions
One developer, one community name, but not one build era:
It is one of Winnipeg’s largest single-developer communities. Over 8,000 homes and businesses have gone up here since the early 1970s under Qualico, which makes River Park South the company’s biggest Winnipeg project. That scale means the newest and oldest sections can be forty or fifty years apart while carrying the same neighbourhood name.
The oldest lots sit closest to the river. Construction started near River Road and has pushed south toward the Perimeter Highway over the decades since. Older River Road-area lots were graded to 1970s standards; expect settling, aging original concrete and mature trees that newer sections of the neighbourhood do not have yet.
Three community lakes shape local drainage. The development threads more than 150 acres of parkland around three lakes. On lots backing these lakes or the connecting parkland, grading has to work with that local water pattern rather than treating the yard as flat, standard ground.
Backwater valve and sump rules changed mid-build. Winnipeg has required backwater valves in new homes since 1979 and sump pits since 1990. Because River Park South was built continuously from before both dates through to today, homes in the same community can have very different baseline flood protection — which changes how much the yard itself needs to do.
