Waverley Heights was built out over roughly 27 years: the first homes went up in 1974 and the last in 2001, filling a 2.0-square-kilometre pocket bounded by Waverley Street to the west, Pembina Highway to the east, Bison Drive to the south and, to the north, the road long known as Bishop Grandin Boulevard — renamed Abinojii Mikanah by City Council in 2023. About 60% of the neighbourhood is single-detached housing, with the remaining 40% split between semi-detached, row and apartment-style homes, and the community is served by Chancellor and Bonnycastle elementary schools and Arthur A. Leach Junior High within the Pembina Trails School Division.
This is genuinely not the same place as “Waverley West,” the branded new-home development of Bridgwater, South Pointe and similar communities built from the 2000s onward south of the Perimeter. Waverley Heights sits inside the political Waverley West Ward, which is the source of the name confusion, but the neighbourhood itself finished building over two decades before that newer development began. What that means on the ground: original landscaping, driveways and trees across Waverley Heights are now anywhere from 25 to 50 years old, all reaching replacement age at roughly the same time.
Why Waverley Heights is not Waverley West
Same ward, same general part of the city, completely different build era:
It finished building two decades before Waverley West started. Waverley Heights was built out from 1974 to 2001. The newer, developer-branded “Waverley West” communities like Bridgwater and South Pointe started construction in the 2000s, south past Bison Drive and toward the Perimeter Highway. They are different neighbourhoods with different landscaping needs, not the same place under two names.
The name overlap comes from the political ward, not the neighbourhood. Waverley Heights sits inside the City of Winnipeg’s Waverley West Ward, which also covers the newer communities. That shared ward name is almost certainly why the two get confused, even though the neighbourhoods themselves are decades apart in age.
Original landscaping is now 25 to 50 years old across the board. Because the whole neighbourhood filled in within a 27-year window that closed over two decades ago, the original trees, driveway concrete and hardscaping are reaching end of life in the same general timeframe rather than staggered lot by lot.
The boundary road just changed its name. The road forming the neighbourhood’s northern edge was called Bishop Grandin Boulevard for decades and was renamed Abinojii Mikanah in 2023. Long-time residents and older paperwork may still reference the old name — useful to know when we’re describing where a job site actually is.
