The Maples is a northwest Winnipeg neighbourhood built out almost entirely in one stretch, between McPhillips Street and Main Street, north of Jefferson Avenue toward Inkster Boulevard. City of Winnipeg census figures put 73.9% of the neighbourhood’s dwellings as built between 1971 and 1980 — a single decade of rapid, concentrated development, similar in scale to how Garden City was built a generation earlier, just further north and a generation newer.
What it is today is one of the most ethnoculturally diverse neighbourhoods in the city, anchored by Maples Collegiate, the Maples Community Centre and Vince Leah Recreation Centre, with a strong Filipino and South Asian community and family incomes that have climbed sharply since the 1990s. The original bungalows, split-levels and semi-detached homes from that 1970s build-out are now reaching the age where driveways, patios and drainage all need real work — often at the same time, for the same reasons, on block after block.
A few things set this neighbourhood apart from the rest of north Winnipeg:
Almost the whole neighbourhood aged in together. With 73.9% of homes built between 1971 and 1980, The Maples has the same synchronised-wear pattern as Garden City, just fifteen to twenty-five years newer. Original concrete driveways, aprons and front walks from that build-out are now hitting fifty years old, and we see the same handful of failure patterns repeat from house to house.
It is one of the most diverse neighbourhoods in Winnipeg. The area is home to a large Filipino and South Asian community, reflected in the shops along Jefferson and McPhillips and in how families use their yards — more multi-generational households, more emphasis on gathering space, patios and food gardens than a strictly ornamental front yard.
Household incomes here have climbed sharply since the 1990s. Census data for the area shows average family income roughly doubling from the mid-1990s into the 2020s, alongside a sharp drop in the poverty rate. A lot of what we quote in The Maples now is a homeowner reinvesting in a starter property they have owned for years, not a first-time cosmetic fix.
Flat clay, no river, same drainage physics as the rest of the north end. The Maples has no waterway of its own, so water only moves where the grade sends it. Homes built in the earlier part of that 1971–1980 window predate the City’s 1979 backwater valve requirement; later-decade homes came in just as it landed. Most of the neighbourhood’s concrete dates to the 1971–1980 build-out, which puts the original driveways and walks at forty-five to fifty-five years old — well past a normal service life on Red River clay. Freeze-thaw cycling on aging concrete, not poor maintenance, is usually the real cause.
It depends where in the 1971–1980 window it was built. The City’s backwater valve requirement landed in 1979, so earlier homes in the neighbourhood may not have one, while later-decade builds generally do. We check this as part of any drainage-related quote.
