Rossmere grew up around its golf course, not the other way around. The Rossmere Golf and Country Club started as a nine-hole course in 1952 at the north end of Watt Street, was rebuilt into a full 18 holes in 1958–59 with Rossmere Creek running through seven of its fairways, and added Manitoba’s first combined golf-and-curling clubhouse in 1960. The neighbourhood filled in around that club through the 1960s and into the 70s, and Kildonan-East Collegiate, built in 1971 on Concordia Avenue, marks roughly where the build-out stood by then. Rossmere became its own electoral riding in 1968, formalized at the 1969 election, by which point the name had stuck to the neighbourhood as well as the club.

What that means on the ground today is a mature, fully-settled suburb: curving crescents rather than a grid, decent-sized bungalow and split-level lots, and fifty- to sixty-year-old elm and ash canopy that most 1990s-era subdivisions simply don’t have yet. It also means Rossmere is now old enough that the original concrete, the original grading and the original foundation drainage are all reaching the end of their design life at roughly the same time — which is the actual reason we get called here so often.

Why a mature 1960s-70s subdivision like Rossmere is a different job

Rossmere’s age, not its river frontage, is what drives the work here:

The original grading has had sixty years to move. Homes built through the 1960s and 70s came with a builder’s grade that was never engineered to today’s standard, and six decades of freeze-thaw on Red River clay has flattened a lot of it. Regrading around the foundation is one of our most common Rossmere calls.

Curving streets mean irregular, pie-shaped lots. Rossmere was laid out with crescents and cul-de-sacs rather than a strict grid, which is attractive but produces angled sidelines and non-rectangular backyards that a standard patio or retaining-wall layout doesn’t fit cleanly. Every design here starts with an actual measurement of the lot, not an assumption.

The tree canopy is the neighbourhood’s best asset and its biggest constraint. Fifty- to sixty-year-old elm and ash trees along Rossmere’s streets and backyards are a genuine amenity, but mature root systems complicate excavation for drainage, patios and walkways. We plan around root zones rather than through them.

The golf course shows what the underlying drainage looks like. Rossmere Creek runs through seven fairways at the golf course with seven built-in gullies to manage it — a reminder that this land had real natural drainage before it was subdivided. On nearby residential lots, water still tends to follow those same old paths, which matters when we’re planning where a downspout or sump discharge should go.
