Valley Gardens sits in River East, roughly between Gateway Road and Molson Street, from McLeod Avenue south to Concordia Avenue. The area grew as the outer edge of East Kildonan’s postwar building boom pushed east through the 1960s and into the mid-1970s — East Kildonan’s population nearly quadrupled between 1941 and 1971 — and Valley Gardens Junior High, now Valley Gardens Middle School, opened its doors in November 1975 as one of the last major pieces of that build-out.

Why Valley Gardens is a different design problem

It was built through the 1960s into the mid-1970s, in one continuous push. East Kildonan’s population grew from roughly 8,400 in 1941 to over 30,000 by 1971, and Valley Gardens was part of that outward expansion. The neighbourhood’s junior high opened in 1975, right around when the last blocks were finishing construction — meaning most homes here are fifty to sixty years old and hitting the same renovation timeline together.

Ten parks in one neighbourhood changes yard design. Civic Park, Green Valley Bay Park, John De Graff Park, Rockspur Park and others sit throughout Valley Gardens, plus the Northeast Pioneers Greenway. A large share of the lots we quote here back onto or sit near public green space, which means privacy fencing, screening plants and grading toward the right side of the property matter more than on a typical interior lot.

Mature boulevard trees mean mature root systems. Fifty- to sixty-year-old canopy is standard here, which is good for shade and curb appeal but means excavation for a new driveway, patio or retaining wall has to account for established root systems, not bare clay.

Original hardscape is now at or past end of life. Driveways, front steps and walks poured during the 1960s and 70s build-out are well past a normal service life on Winnipeg clay, and we see the same cracking, heaving and settling patterns repeat block to block.
