The short version
What a French drain actually is
A French drain is a trench, a perforated pipe, and washed stone — wrapped in filter fabric and sloped so water runs downhill to somewhere it can't hurt anything. That's the entire idea. It isn't proprietary, it isn't new, and any contractor who describes it as a patented system is selling you something else.
Water in the surrounding soil takes the path of least resistance. Open stone is a far easier path than compacted clay, so groundwater and shallow surface water migrate sideways into the stone, drop into the pipe through its perforations, and get carried away by gravity. No power, no pump, no maintenance schedule beyond an annual look at the outlet.
The parts are cheap. Everything that makes a French drain work or fail is in the details — the depth, the fall, the stone size, whether the fabric is in the right place, and above all whether there's a legitimate outlet. Get those wrong and you've buried an expensive trench that holds water instead of moving it.
Names you may have heard for closely related systems: weeping tile, perimeter drain, footing drain, drain tile, curtain drain, rubble drain. They are not all the same thing, and the difference matters to your budget. We break that down below.

Why Winnipeg is different
Red River clay changes the entire calculation
Most French drain advice online is written for sandy or loamy soil, where water soaks away once you give it a path. Winnipeg sits on heavy Red River Valley clay — locally, gumbo. It swells when wet, shrinks and cracks when dry, and moves water through it at a rate measured in millimetres per day.
The soil barely drains at all
In sand, a French drain is an infiltration system — water enters the stone and disperses into the surrounding ground. In Winnipeg clay, almost nothing disperses. The drain becomes a conveyance system: it collects water and moves it somewhere else. That single distinction is why dry wells fail on so many Winnipeg lots and why the outlet is the most important decision on the job.
The ground moves every year
Frost drives to roughly 1.8 m here, and clay heaves as it freezes. A drain laid on an uneven trench bottom or with marginal fall will have a different profile in year three than the day it was built. We cut trench bottoms to a continuous grade and bed the pipe in stone rather than setting it on raw clay, so seasonal movement is distributed instead of concentrated at one low spot.
Spring melt arrives all at once
Our peak drainage event isn't rainfall — it's snowmelt over frozen ground in late March and April, when the soil can absorb nothing whatsoever and every drop becomes surface runoff. A system sized for a summer thunderstorm is undersized for a Winnipeg spring. We size pipe, stone volume and outlet capacity around melt, not around rain.
This is also why gravel-only trenches with no pipe — sometimes sold as a cheaper option — perform poorly here. Without a pipe there's no low-friction path, so the trench fills, saturates, and simply relocates the wet spot a few feet.
Diagnosis
Signs your yard needs a French drain
If you recognise three or more of these, water is already working against your property. Most of them cost far less to fix now than after the foundation, the patio base, or the retaining wall reacts to them.
Water stands for more than 24 hours
A puddle that survives a full day after rain means the soil below is saturated and has stopped accepting water. Anything longer than 48 hours and you have a genuine drainage failure, not a low spot.
Spring melt pools against the house
The single most damaging pattern in Winnipeg. Meltwater sitting against the foundation with nowhere to go is what puts water through basement walls, window wells and floor joints.
One corner of the lawn never recovers
Moss, thin turf, persistent bare patches, or grass that grows lush then dies back — chronic saturation is drowning the root zone and no amount of overseeding fixes it.
Your sump pump runs constantly
A pump cycling every few minutes in spring is telling you that surface water is reaching the weeping tile. Intercepting that water before it gets down there is nearly always cheaper than the alternative.
Water in window wells
Wells that hold water after rain are a direct route into the basement. This usually indicates both a grading problem and a missing interception drain upslope.
Patio or walkway settling unevenly
Water moving under a paver base washes out bedding sand and softens the sub-base. If your patio is dropping in the same place every year, follow the water — the drainage problem came first.
Efflorescence on foundation walls
The white chalky bloom on interior basement walls is mineral left behind by water passing through concrete. It's evidence of moisture movement even when you've never seen a puddle inside.
Retaining wall bulging or leaning
Walls almost never fail because the blocks were weak. They fail because water built up behind them and hydrostatic pressure pushed. A wall that's moving has a drainage problem by definition.
Neighbouring water crossing onto your lot
Common on older Winnipeg streets where grades have settled over decades. There are by-law implications here in both directions, and an interception drain along the property line is often the practical fix.
Get the vocabulary right
French drain vs. weeping tile vs. swale vs. dry well
These get used interchangeably and they shouldn't be. In Canada especially, "weeping tile" and "French drain" describe different jobs at very different prices — quoting one when you meant the other is the most common source of sticker shock in this trade. Here's the honest breakdown.

The dry well warning specific to Winnipeg. A dry well only works if the surrounding soil can accept the water it releases. In tight Red River clay, many lots can't. On those properties a dry well fills during the first real event and then sits full — an expensive underground bucket. We assess percolation before we ever propose one, and on a lot of Winnipeg sites the honest answer is a conveyance drain to a legal outlet instead. More on when dry wells do make sense.

We do, because the difference between a drain that works for twenty years and one that fails in three is entirely invisible once the trench is backfilled. You should be able to hold any contractor — including us — to something written down.

Locates and outlet confirmation before anything is dug
Every job starts with utility locates and a confirmed outlet. We will not dig a trench until we know where the water is going to end up — a lower point on your property, a swale, a catch basin, or daylight at grade. A drain without a legitimate outlet is a trench that stores water. This is the step that gets skipped most often, and it's the one that determines whether the system works at all.

Trench cut to a continuous minimum 1% fall
That's 10 mm of drop per metre run, or roughly 1 in over 8 ft. We shoot grades with a laser level rather than eyeballing it, and we cut the trench bottom to a continuous slope with no reverse falls or flat sections. Trench width is typically 300 mm and depth is set by the job — deeper where we're intercepting groundwater, shallower where the target is surface water.

Non-woven geotextile lining the trench, not wrapping the pipe
The fabric goes against the soil, outside the stone, with a minimum 300 mm overlap at seams and enough width to fold over the top of the stone and close the envelope. Sock-wrapped pipe alone is not equivalent — in clay, a sock blinds off with fine particles and the pipe stops accepting water while the stone around it stays open. Fabric on the outside keeps clay fines out of the whole stone column, which is what actually preserves flow.

Bedding layer of washed clear stone before the pipe goes in
A minimum 50 mm bed of 20 mm washed clear stone. The pipe is never laid on the trench bottom, where clay squeezes up around it and where any low spot in the cut becomes a low spot in the pipe.

100 mm rigid perforated PVC, perforations facing down
Rigid pipe, not corrugated flex. Flex pipe is cheaper and faster and it is the wrong choice: the corrugations trap sediment, it deforms under clay pressure, and it can't be rodded out cleanly if it ever needs servicing. Perforations face down — water rises into the pipe from the stone below and the pipe starts draining at a lower water level, which is counter-intuitive and correct.

Washed 20 mm clear stone to within 150 mm of grade
Washed and angular. Not crushed limestone, not road crush, not anything containing fines — fines migrate down, fill the voids between stones, and cement the column solid. Angular stone locks together and holds roughly 30–40% void space, which is the storage that carries you through a heavy melt.

Fabric folded closed, then capped
The geotextile folds over the top of the stone and closes the envelope so nothing infiltrates from above. Then either topsoil and sod restored flush with the surrounding lawn, or — where the drain is meant to take surface water directly — stone carried up to grade with a decorative finish.

Outlet detail, cleanouts, and a water test before we leave
Outlets get a rodent grate. Runs over about 15 m get a cleanout riser so the line can be serviced without excavation. We run water through the finished system and watch it discharge at the outlet before the crew leaves the site. You get an as-built sketch showing the run, the depth, the outlet and the cleanout locations, so whoever owns this house in fifteen years knows what's down there.
Placement
Where French drains go on a Winnipeg lot
Along the foundation, set back from the wall
An interception run 1.5–2 m out from the house catches surface and shallow water before it reaches the foundation and loads your weeping tile. Deliberately not tight to the wall — we don't want to create a preferential path straight down the backfill to the footing.
Across a slope, above the wet area
The classic curtain drain. Cut across the slope upstream of the problem, and the wet spot below dries out because the water never arrives. Far more effective than draining the puddle itself.
Behind retaining walls
Every wall over about 600 mm needs drainage behind it. This isn't optional and it isn't an upsell — hydrostatic pressure is what pushes walls over. Retaining wall drainage systems.
Under and around patios and driveways
Sub-base drainage under hardscape keeps the granular base from softening and the surface from settling. Best installed with the patio; retrofitting means lifting the surface.
Along a property line
Where water crosses from a neighbouring lot, or where your own runoff needs to be contained on your side. There are by-law implications both ways — see the compliance section below.
Tied to downspouts and sump discharge
Roof and sump water is a large, concentrated volume. Piping it into a drainage run gets it well clear of the house instead of dumping it in one spot. Downspout extension and burial.
Budget
What a French drain costs in Winnipeg
A typical residential yard drain in Winnipeg runs roughly $55 to $110 per linear foot installed, which puts most jobs between $3,000 and $9,000. That's a planning range for a shallow yard drain — not a quote, and not the same product as a foundation weeping tile replacement, which is several times higher because it requires excavation to footing depth.
Length and depth of the run
The largest single factor. Depth drives both excavation volume and spoil disposal, and both scale faster than the run length does.
Access for equipment
A back yard reachable with a compact excavator is a different job from one where every bucket of clay comes out through a 900 mm side gate by wheelbarrow. This is often the difference between the bottom and the top of the range.
What has to be put back
Sod is straightforward. Lifting and relaying interlock, working around irrigation lines, or reinstating mature garden beds is real labour and real material.
Outlet complexity
Daylighting to a lower point on the property is simple. Tying into a catch basin, boring under a walkway, or running a long carrier pipe to reach a legal discharge point adds cost.
Spoil disposal
Clay is heavy and there is no reusing it as backfill in a drainage trench. Every metre of trench generates material that has to leave the site.
Whether grading work comes with it
Frequently a drain is half the solution and regrading is the other half. We'd rather tell you that at the assessment than sell you a drain that only partly fixes it.
On very cheap quotes. If a number comes in far below this range, ask three questions: is there a pipe in it, is there filter fabric outside the stone, and where exactly does the water discharge? A gravel-filled trench with no pipe and no defined outlet can be installed for a fraction of the price. It will also stop working within a few seasons, and the second attempt costs more than doing it properly the first time because the failed trench has to come out.

The City of Winnipeg Lot Grading By-law, in plain language
Winnipeg regulates where your water is allowed to go, under Lot Grading By-law No. 7294/98. Most homeowners have never read it, and it's the reason a well-intentioned drainage fix sometimes turns into a complaint from next door. Here's what actually applies to a residential drainage project.
Water has to stay on your property
You cannot discharge downspout or drainage water onto a neighbouring property, a lane, a boulevard, a sidewalk or a street. This is the rule that catches people out — a drain that solves your wet corner by moving the water next door is a by-law violation, not a solution.
Enforcement has teeth
If a notice is ignored, the City can carry out the work itself and add the cost to your property tax bill. It can also bill you for costs arising from the illegal drainage — sanding an icy sidewalk, removing ice, repairing damage to a street or lane.
Some grading changes need a permit
A Lot Grading Permit is required before work that alters existing drainage patterns. Whether a given project crosses that line depends on scope; we flag it at the assessment rather than after the fact.
Swale easements are registered on title
Many Winnipeg lots carry a registered swale easement reserving land for drainage so neighbouring properties can drain properly. Changing elevations inside one affects your neighbours, not just you. We check for easements before proposing anything that touches a lot line.
Downspouts must not connect to the sewer
Roof water belongs on the ground, discharged through an elbow onto a splash pad and directed with the lot's grading pattern. If your home still has downspouts tied into the sewer, disconnecting them is both required and one of the cheapest drainage improvements available.
Sump discharge placement is regulated too
On corner lots and lots flanking a public sidewalk, the sump discharge outlet has to be at the back of the house or on the side away from the street or walkway. It's a small detail that causes real problems when it's wrong.

Straight answers
When a French drain is the wrong fix
A French drain is a good tool. It is not the right tool for every wet yard, and we'd rather lose the sale than install something that doesn't solve your problem. Situations where we'll tell you to spend your money elsewhere:
- The lot is graded backwards. If the ground slopes toward the house, no buried drain fully compensates. Regrading is the actual fix and it's often cheaper. A drain added afterward is a supplement, not a substitute.
- The water is coming from a roof, not the ground. Sometimes the whole problem is two downspouts dumping thousands of litres beside the foundation. Extending them properly costs a few hundred dollars and occasionally ends the issue entirely.
- The basement leak is a foundation problem. A crack in a wall, a failed cove joint, or collapsed weeping tile is not solved by a yard drain. That's foundation work, and we'll say so rather than sell you drainage that won't stop the water.
- There is genuinely nowhere for the water to go. On a flat lot with no lower point, no swale access and no legal outlet, a conventional French drain has no destination. Those properties need a different strategy — regrading to a designed low point, or a pumped system — and we'll lay out the options honestly.
- The wet area is seasonal and harmless. A back corner that's soft for ten days during melt and fine the rest of the year may not warrant several thousand dollars. We'll tell you that.

How deep should a French drain be in Winnipeg?
It depends on what you're intercepting. A drain handling surface water and shallow saturation typically sits 450–600 mm below grade. One intercepting groundwater on a slope, or protecting a foundation, usually runs 600–900 mm or deeper. Depth isn't the goal in itself — continuous fall to a legal outlet matters far more than an extra 300 mm of digging.
Is a French drain the same as weeping tile?
No, and the difference is expensive. Weeping tile sits at the foundation footing, requires excavation to full foundation depth, and relieves groundwater pressure against basement walls. A French drain is a shallower yard system that intercepts water before it gets to the house. Canadians often use "weeping tile" as a catch-all, which is why quotes for the two get compared and one looks wildly overpriced. They're different jobs.
Do French drains work in Winnipeg clay?
Yes, provided they're designed as conveyance systems rather than infiltration systems. In sandy soil a French drain lets water disperse into the surrounding ground. Red River clay barely accepts water at all, so the drain has to collect it and carry it to a defined outlet. What size gravel goes in a French drain?
Washed 20 mm clear stone, angular. The critical word is washed — stone containing fines will consolidate over a few seasons, fill its own void space, and choke the drain. Crushed limestone, road crush and pit-run all contain fines and are the wrong material here, regardless of price.
Does a French drain need filter fabric?
In Winnipeg clay, absolutely. Non-woven geotextile goes against the soil on the outside of the stone, with overlapped seams, wrapping the stone column completely. Sock-wrapped pipe on its own is not equivalent: the sock blinds off with clay fines and the pipe stops taking water. Fabric on the outside protects the whole stone volume, which is what preserves flow long-term.
Where does the water actually go?
To a lower point on your own property, into an existing swale, to a catch basin, or daylighting at grade — always somewhere legal and always on your side of the property line. Under the City of Winnipeg Lot Grading By-law you cannot discharge onto a neighbouring lot, lane, boulevard, sidewalk or street. Confirming the outlet is the first thing we do at an assessment, not the last.
Can a French drain be installed in winter?
Not practically. Frozen clay can't be trenched cleanly, grades can't be established accurately, and sod won't take. Our drainage season runs roughly April through October depending on the year. If you have an active water problem in winter, we can assess it and book the work for spring — and knowing exactly where the water goes during melt is genuinely useful diagnostic information.
How long does a French drain last?
Built properly — washed clear stone, geotextile on the outside, rigid perforated pipe, real fall, real outlet — twenty to thirty years is a reasonable expectation. Built without fabric, or with fine-bearing gravel, or with a marginal outlet, three to five years is more typical. The materials are cheap; the longevity is entirely in the installation detail.
Will a French drain fix my wet basement?
Sometimes, and sometimes not. If water is reaching the basement because surface water and melt are pooling against the foundation, intercepting it upslope often solves it. If the cause is a cracked foundation wall, a failed cove joint, or collapsed weeping tile at the footing, a yard drain won't stop it. We'll tell you which one you're dealing with rather than selling drainage that doesn't address the actual path.
Do I need a permit for a French drain in Winnipeg?
A Lot Grading Permit is required before work that alters your property's existing drainage patterns. Whether a specific drainage project crosses that threshold depends on its scope and whether grades are being changed. We flag permit requirements at the assessment stage. If your lot carries a registered swale easement, that adds further constraints we check for before proposing anything near a lot line.
Can I install a French drain myself?
Physically, yes. The failure points are rarely physical, though. The common DIY mistakes are no defined outlet, insufficient or inconsistent fall, the wrong stone, no fabric or fabric in the wrong place, and flexible pipe instead of rigid. Any one of those means redoing it in a few years — and the redo costs more, because the failed trench has to be excavated out first.
How long does installation take?
Most residential drains are one to three days on site. A short run in an accessible back yard with sod restoration can be a single day. Longer runs, deeper trenches, tight access requiring hand excavation, or restoration involving interlock and garden beds extend it. We give you a firm duration with the proposal.
Will you tear up my lawn?
There will be a trench, and there's no way around that. What we control is how it's put back — spoil goes on boards rather than on turf, the trench line is kept as tight as the work allows, and sod is restored flush with the surrounding grade. Expect a visible seam for one growing season. Where a run crosses interlock, we lift and relay rather than cut through.
Do French drains need maintenance?
Very little. Check the outlet each spring and clear any debris or ice from the grate. If a cleanout riser was installed, the line can be rodded out if flow ever slows. That's the whole maintenance programme. A drain that needs more attention than this generally has a design problem, not a maintenance problem.
Can a French drain handle my sump pump discharge?
Often yes, and it's usually a better outcome than a hose dumping in one spot near the house. The drain has to be sized for the additional volume, and the sump line ties in with solid pipe rather than perforated so the discharge is carried clear before it enters the collection section. Placement is also regulated on corner lots and lots adjoining a public walkway.
My neighbour's water is running onto my property — can a French drain fix that?
An interception drain along the affected lot line is often the practical solution, and yes, we build them. It's worth knowing that under the Lot Grading By-law your neighbour is not permitted to direct water onto your property, so there may be a conversation to have before a construction solution. Either way, we assess both sides of the grade and tell you what's actually happening before you spend money.
